Are you just getting started in the real estate investment business? If so, you may not know what works and what doesn’t work. If you’ve been in the business awhile and are still not sure how to approach online advertising, here are three effective tips.

Creating online advertising campaigns takes a bit of thought so you can come up with an effective strategy. The more easily you can systematize a process, the more time you save. You’ll still have to customize certain things based on your target buyer, but there are guidelines you can follow to speed things up.

It will take time to research the best times to post your ads, what keywords you’ll use and what mediums to post in. Be prepared to make a few mistakes along the way. As long as you learn from them, mistakes become lessons and can be priceless.

Best Times to Post

You want to be seen, right? Of course, you do. Some real estate investors think the early bird catches the worm and they post on sites like Craigslist.com before the break of dawn. They may even set an alarm for 3:00 am. Do NOT follow their lead!

When you post an ad it automatically goes to the top of the page and then every time someone posts another ad, yours gets pushed down the list. Your ad may NEVER be seen!

Be prepared to make a few mistakes along the way. As long as you learn from them, mistakes become lessons and can be priceless.

You can increase the likelihood that prospects will see your ad if you post on weekends, mid-morning, around 9 am or 10 am. Most people will be getting up and searching while enjoying their morning coffee. Weekday ads should be posted around lunchtime or late afternoon/early evening.

Be Creative

Take some time to review property ads other real estate investors post. They all sound pretty much the same, don’t they?

“A must-see 3 bedroom home located on a quiet cul de sac within walking distance to schools and shopping. Hurry! This one will go fast! For more info, please contact John at xxx-xxxx.

Does it tell it like it is? Yes. But where’s the excitement? There’s nothing to make a prospect drool because it sounds like just about every other ad.

Instead, how does this sound? “ Wow! You won’t believe this!” Then follow up with details.

Call to Action

It makes no sense to write and ad and pay for it without including a call to action that will motivate prospects to contact you. Be clear and write something that will entice the prospect to put your property at the top of the call list.
